Conceptual Site Plan

I am looking for a conceptual site plan for a mobile home project that I am evaluating. The plan should show home sites as per the Manufactured Home Development document with a maximum of 10 spaces per acre of the total property. It also needs to show 8″ fresh water, 8″ sewer, and 12″ storm drain as well as 21″ sewer from the city sewer (green) to the property and extending south to the property line and a 16″ water main (blue) with the same routing. Storm water may be addressed by sloping the roadway to a center gutter. The marked area on the south part of the property is wetlands and can’t be used for development but will be a park area. I would like to maximize the number of spaces while minimizing costs. If preliminary estimates prove to be favorable I will need a full site plan as well as a plan for a community center in the south west corner bordered by the wetland.
