Feasibility Study for ADU/JADU Additions to Single Family Home in Long Beach, CA

I am interested in adding an ADU above my garage in addition to siphoning the 3 bed/ 2 bath into a JADU. There is a natural partition for the JADU because the owner added a one bed/one bath room addition 10 years ago- so it really only needs a wall up and a kitchenette. I live in North Long Beach. I have already applied and qualified for financing and will be pursuing $200K loan plus the $40,000 grant from Cal HFA. At this point, I am interested and will pay for a feasibility study to better understand what is permittable and an estimate of the costs. My address is 1346 E Poinsettia St, Long Beach, CA 90805.
